The opportunity Where should we invest? Which assets could perform better? What will genuinely improve revenue, profitability and long-term returns?
These are the questions at the heart of this newly defined leadership role with a substantial, privately owned Australian property group.
The business combines an established asset base, multiple income streams and a long-term investment mindset. Its scale creates meaningful commercial complexity; its private ownership means the business can be nimble and take advantage do commercial opportunities without bureaucracy.
Reporting directly to the CFO, you will turn financial and operational information into clear recommendations, challenge assumptions constructively and help the business make better decisions about asset performance, funding and investment.
There is a strong foundation in financial discipline. The next opportunity is to deepen the commercial insight behind it—particularly around revenue growth, return on capital and how the portfolio can perform better.
Working closely with the CFO and operational leaders, you will:
- Lead budgeting, forecasting and performance reporting across divisions.
- Identify opportunities to improve revenue, margins and asset returns, translating analysis into practical action.
- Build financial models and scenario analysis to assess capital expenditure, development and investment options.
- Support capital allocation through robust appraisal of cash flows, risk and expected returns.
- Partner with the CFO on treasury, funding requirements, debt facilities and lender reporting.
- Lead and develop a lean finance team, strengthening its commercial contribution.
- Improve reporting, data quality and automation so the business gets more useful insight with less manual effort.
The value you bring will be measured by the quality of your judgement and the decisions you help improve, alongside the accuracy of the numbers.
This is an established, privately owned business with experienced operators, long-standing relationships and a direct communication style.
You will need to earn trust, understand how the assets operate and be comfortable getting into the detail. There is room to improve the way things are done, but successful change will come through sound evidence, practical recommendations and bringing people with you.
You will bring:
- Evidence of improving revenue, profitability or return on capital—not simply producing better reports.
- Strong financial modelling, investment appraisal and cash-flow analysis skills.
- The confidence to explain your recommendation, defend its assumptions and adjust when the evidence changes.
- Experience partnering with senior operational stakeholders and building credibility across a business.
- A hands-on approach to team leadership, problem-solving and improving finance processes.
- The maturity to navigate an entrepreneurial environment where relationships and delivery matter.
Experience in property, construction, accommodation, investment portfolios or another capital-intensive sector would be valuable. Candidates from other sectors will also be considered where they can demonstrate relevant commercial impact and strong investment thinking.

Salary: circa $275,000–$300,000 base + superannuation
